How to Obtain a Tourism Residence Permit?
Minimum Common Requirements for All Residences
- At least 1 bedroom, bathroom-toilet, kitchen, and living area
- Cold-hot water, fire extinguisher, smoke detector
- Clean, well-maintained, and fully functional equipment
- Maximum capacity: 12 people (excluding children under age 3)
- An authorization certificate must be obtained before applying (a high administrative fine is imposed on those operating without one).
- A separate plaque is issued for each residence and must be hung on the door (mandatory).
- Rental duration is limited to a maximum of 100 days per contract; once a contract ends, a new one may be issued.
- Examples of documents and procedures may vary slightly across municipalities. Especially for residences and apartment complexes, it is crucial to follow the latest updates in the current legislation (Official Gazette 2025).
Detached Houses
- ID card or passport (for natural persons)
- Tax ID number, MERSİS number, and signature circular for legal entities
- Current title deed copy / record
- Majority approval and written declaration of all owners in shared ownership
- Signed declaration of all owners in joint ownership
- Notarized power of attorney if applying via proxy
- Building registration certificate for residences without condominium servitude
Required Documents for Buildings with Multiple Independent Units
- Identity and title deed documents required for detached houses
- A notarized unanimous decision of all unit owners
- Workplace opening and operating license if more than 5 residences are applied for under the same lessor
- Notarized power of attorney if applying via proxy
High-Standard Residences / Condominiums
- ID / tax number / MERSİS number / signature circular
- Current title deed copy and management plan
- Management plan annotated on the title deed in accordance with Condominium Law No. 634
- Document proving rental activity before 01.01.2024, if applicable
- Document showing that the residence is located on a 'high-standard parcel'
- If the application is made by a management or marketing company: authorization documents and travel agency operating certificate
